The Land Conservancy of West Michigan (LCWM) currently owns 13 nature preserves. Each nature preserve is managed in a way that best protects the natural features of the property (see Land Stewardship for additional information).
LCWM acquires lands for preserves through donation and purchase, especially bargain sales. Both are attractive options for landowners wanting to leave a legacy and protect their property.
Donation of Land
Many landowners choose to donate their land to the Land Conservancy in order to see the land they love permanently protected and to leave a lasting legacy (see Bradford Dickinson White Nature Preserve story). Donating land to LCWM can result in a substantial income tax deduction. The donation can be structured in a way that allows the landowner to continue to live on the land. Land that is loved can be preserved forever as a LCWM-owned nature preserve or (with donor consent) transferred to a like-minded agency or organization to be a public park or preserve.
Bargain Sale
Selling your property at a bargain price (below market value) combines the income-producing benefit of a sale with the tax-reducing benefit of a donation. A bargain sale entitles the landowner to a charitable income tax deduction based on the difference between the land's fair market value and its sale price. It can also reduce capital gains tax. A bargain sale allows LCWM to acquire land at a reduced cost and makes it more affordable to establish nature preserves.
